Tillable, Pasture and Woodland: Why Land Type Matters

Different portions of a property serve different purposes and different buyers.

Tillable ground, pasture, woodland, wetlands, floodplain and steep slopes each behave differently in use, income potential and marketability.

Assigning one uniform price per acre across an entire property ignores those differences in both directions: it can undervalue productive ground and overvalue land with real physical constraints.

Soil maps, conservation plans, GIS mapping and a survey generally give a more reliable classification than a visual estimate.
