One Property, Several Types of Land Value

A single property can hold agricultural, residential, recreational and conservation interest at once.

A property may be attractive to a farmer for its tillable ground, to a family for a homesite, to a hunter for its woodland and to a conservation buyer for its stream corridor.

Those audiences research the same parcel differently and rely on different documents, so preparation usually means answering several sets of questions rather than one.

Understanding which audiences a property may reach is part of building a sale strategy — and it is separate from any opinion of market value, which only a qualified appraiser should provide.
