How Much of Your Acreage Is Actually Buildable?

Buildable acreage cannot be determined from total acreage alone.

Whether land can be divided or built upon depends on legal access, zoning district and overlays, road frontage, setbacks, density, sewage feasibility, water availability, utilities, floodplain, wetlands, steep slopes, stormwater requirements, soil conditions, recorded restrictions and municipal approvals.

Many of those items are decided by other people: the zoning officer, the Sewage Enforcement Officer, the municipal engineer and the governing body.

The accurate way to describe an unresearched parcel is as a potential development question requiring verification — not as buildable acreage.
