Floodplain Acreage: Is It Valuable and Can It Be Used?
Floodplain ground is often usable for some purposes and restricted for others.
Mapped floodplain frequently supports pasture, cropping, habitat, recreation and open space, so it is not automatically worthless ground.
Construction, fill, stream crossings and stormwater work within the floodplain usually involve municipal floodplain ordinances and may involve state or federal permits. Lenders and insurers may also respond to the mapped designation.
Online maps are screening tools. Flood-zone status, base flood elevation and wetlands boundaries commonly require confirmation through FEMA information, the municipality, a surveyor, an engineer or a wetlands professional.
