How Preservation May Affect the Resale of Land

Preserved ground can hold strong value while limiting subdivision, construction and the buyer pool.

An agricultural conservation easement is a recorded document. What it permits — additional dwellings, farm-related construction, commercial agricultural activity, subdivision — varies with the easement and the program that holds it.

Preserved farms often remain attractive to farm buyers and neighbors seeking protected ground, but a portion of the development-oriented buyer pool is generally removed.

Permitted uses should be read from the recorded easement and confirmed with the holding entity before anything is advertised.
